Finzels Reach is one of the largest and most significant mixed use regeneration projects in the South West.

FINZELS REACH

Cubex’s involvement in the immediate area started in 2001 with the creation of Paragon, an office development bordering a derelict Bristol city centre site, which is today home to Finzels Reach.
Neglected and run down, but in a strategic position not far from Temple Meads station, the area had huge potential for regeneration. So when the developer that had started work on the 4.7 acre Finzels Reach site went into receivership in 2012, Cubex stepped in to take up the challenge.
Cubex has a vision to create a thriving new neighbourhood – with a mixture of offices, leisure facilities and homes – and knit this part of the city back into the fabric of Bristol life.
Now nearing completion, the result is one of the most significant mixed use regeneration schemes in the South West.
FINZELS REACH SOUTH

Next on the agenda for Cubex is the transformation of the former headquarters site of Avon Fire and Rescue in Bristol city centre into new homes and offices, forming phase two of Finzels Reach.
Cubex brought the site in 2019 on behalf of Palmer Capital Development Fund IV UK (PCDFIV), a programmatic venture between CBRE GIP and Fiera Real Estate’s UK division (previously known as Palmer Capital).
The £140 million mixed-use scheme planned for the site incorporates a 100,000 sq ft Grade A office building, together with nearly 300 homes. The office will be built speculatively with an expected completion date of mid 2021.
The office development will build on the excellent sustainability credentials of Aurora at Finzels Reach, which completed in 2018 and was the first building outside London to achieve a BREEAM Outstanding rating under the toughest new rating scheme. It also achieved a Wired score Platinum.
